Downtown & Oliver real estate condo market has slowed down in August while number of sales is near half of last year's and inventory 20 percent higher. The buyers are taking their time when shopping for properties and we have seen plenty of price decreases in the last couple of months.
53 condos have sold through the MLS® System in Oliver and Downtown in August of 2010, that is 10% less than last month and 20% less than in August of 2009. The selling ranged from 109,000, one bedroom 349 sq.foot studio in the Hartgage, to 580,000, 2 bedroom 1,585 sq.foot penthouse in the Alta Vista building.
The price per square foot was down by 4.8 percent and near identical to August of last year. The average selling price was 263,573 per sq.foot and list price 277,704. The inventory was down from 353 condos to 342, with 314 condos available under 500K. Current days on market have increased to 70 from 52 days and sold to list price ratio decreased by one percent to 95%.

The Edmonton real estate market has slowed down dramatically in June while the prices of single detached home are relatively stable. The inventory for Edmonton homes has increased substantially to 9,406 active listings, from 8,780 in May, and 29% higher than in June of 2009.
There were in total 1539 sales , that is 8.5 percent less than last month and almost 40 percent less than in June of 2009. The buyers paid on average 391,497 for single detached homes, which is almost identical compared to last month’s prices and 5% more than same time last year, while condos were down by 2.4 percent to an average price of $242,644.
“There was less external pressure on the market from incentives or rate changes last month and as a result the market seems to be operating in a normal controlled manner,” said Larry Westergard, president of the REALTORS® Association of Edmonton. “It has been quiet on the news front but very busy in REALTORS® offices as they list client’s properties for sale, book showings for buyers and attend open houses. This has not resulted in immediate sales, however, and, in anticipation that this slowdown will continue through the year, we have reduced our 2010 sales forecast by 2,000 units from 21,000 to just 19,000.”

Downtown real estate market has cooled in June!
The average selling price for condos is down while inventory is climbing towards last year's numbers and the amount of sales has decreased substantially. The market is obviously just as unpredictable this year as the World Cup - can you believe Brazil is out, Netherlands is in, and Argentina just got a royal "butt kicking" this morning?!? But I digress...
56 condos have sold through the MLS® System in Oliver and Downtown in June of 2010, that is 14% less than last month and 43% less than in June of 2009, ranging in price from 113,000 to 805,000. The price per square foot was down by 4.5 percent and 4 % higher compared to June of last year. The average selling price was 270,711 / 296 per sq.foot and list price 282.278 / 308. The inventory was up from 353 condos to 360, with 322 condos available under 500K. Current days on market have increased to 50 from 55 days and sold to list price ratio stands at 96%, same as last month.

Edmonton real estate market has been stable in May of 2010. We are now in more balanced market where “Buyers, sellers and REALTORS® can all relax and enter a sales transaction without pressure,” said Larry Westergard president of the REALTORS® Association of Edmonton.
Single detached homes were selling on average for $390,583 in May, 5.9 percent higher compared to May of 2009, while condos sold for an average price of $248,526, just 1.5 percent higher. Number of sales decreased to 1,682 from 1,740, while days on market ratio stood at 44 days, 8 days less than last year. The inventory is on the rise with 8,780 properties available, 724 more than in April and 1,345 in May of last year. There were 3,670 residential listings in May resulting in a sale to listing ratio of 46%.

Downtown real estate market on the rise! How far and for how long only the "gods" know! The average selling price for condos are up while inventory climbing and number of sales is flat. I am very interested to see the next two months ahead. While downtown condos this year are more expensive compared to last year, the inventory is high. Example, you could buy a two bedroom condo in the Imperial building for around 260K at the beginning of 2009, this year the lowest two bedroom unit is listed around 317,000.
65 condos have sold through the MLS® System in Oliver and Downtown in May of 2010, that is 7% less than last month and 22% less than in May of 2009, ranging in price from 113,125 to 1,100,000. The price per square foot was up by 5 percent and 12 % higher compared to May of last year. The average selling price was 303,327 / 310 per sq.foot and list price 316,604 / 322. The inventory was up from 342 condos to 353, with 311 condos available under 500K. Current days on market have decreased to 46 from 50 days and sold to list price ratio stands at 96%, same as last month.
